Alpha Planning gained planning permission for our client, for the development of one house on this site which was partially in the Green Belt. The application that we submitted proposed the re-use of a parcel of brownfield/previously developed land.
We demonstrated that it did not conflict with the purposes of including land within the Green Belt, and met the exceptions test in the NPPF, such that a very special circumstances argument was not required.
We also argued that there were very special circumstances given the Council’s inability to meet its five year housing land supply. The Council accepted our argument and planning permission was granted.
